The organization delegated management duties to phase housing management, llc. The management contract encompasses the day to day operations of the project including, but not limited to, collection of rents, maintenance of facilities, supervision of staff, and ongoing support for both the owners and the tenants as needed in order to establish a safe, sanitary and affordable environment.

FORM 990, PART XII, LINE 2C:

Phase housing management llc, the management company, received a copy of the audit. Prior to the finalization of the audit, phase housing management llc gives their approval. When the audit is up for bid, the board discusses the relationship with the current auditors and makes a determination as to whether to maintain this relationship or change to a new auditing team.

Financial Statement Notes

PART X, LINE 2:

The corporation is exempt from federal income taxes under section 501(c)(3) of the internal revenue code. The corporation has adopted accounting for uncertainty in income taxes (fasb accounting standards codification (asc) 740, income taxes). It requires that a tax position be recognized or derecognized based on a 'more-likely-than-not' threshold. This applies to positions taken or expected to be taken in a tax return. The implementation had no impact on the corporation's statement of financial position or statement of activities. The corporation does not believe its financial statements include any uncertain tax positions and that no income taxes are due for its activities. Therefore, no provision for income taxes is included in the financial statements.
