Mission and Program Overview

Mission

The organization was incorporated in 1989 in the commonwealth of virginia as a nonstock, nonprofit corporation. Its purpose and mission is to enhance the arlington county community by developing, preserving and advocating for quality affordable housing in arlington, and to promote opportunity for our residents through partnerships and programs. The organization derives its revenue principally from rental revenue, development fees, grants, contributions and sponsorship of special events. As of december 31, 2013, the organization sponsors 995 rental units located in arlington county. Approximately 80% of the rental units in the buildings described below are available for occupancy by residents and families whose income qualifies them for such affordable units. Fisher house - 33 unit, garden-style, four buildings, located in the westover neighborhood, purchased september 9, 1991 and june 23, 1995. Queens court - 39 unit, garden-style, three buildings, located in the rosslyn neighborhood,

Apah and its subsidiaries, cameron commons development corporation, carlyn springs/foxcroft terrace development corporation, fisher house development corporation, queen's court development corporation, and rosslyn ridge development corporation have applied for and received a determination letter from the internal revenue service ("irs") to be treated as a tax-exempt entity pursuant to section 501(c)(3) of the internal revenue code. Due to their tax-exempt status, apah and its subsidiaries are not subject to income taxes, except for taxes on unrelated business income. Apah did not have unrelated business income for the year ended december 31, 2019. Apah and its subsidiaries are required to file and do file tax returns with the irs and other taxing authorities. Accordingly, these consolidated financial statements do not reflect a provision for income taxes for apah and its exempt subsidiaries and they have no other tax positions which must be considered for disclosure. Evaluates its uncertain tax positions in accordance with the applicable guidance. Accordingly, a loss contingency is recognized when it is probable that a liability has been incurred as of the date of the consolidated financial statements and the amount of the loss can be reasonably estimated. The amount recognized is subject to estimate and management judgment with respect to the likely outcome of each uncertain tax position. The amount that is ultimately sustained for an individual uncertain tax position or for all uncertain tax positions in the aggregate could differ from the amount recognized.
