IRS990/Desc0Housing AffordabilityCFH began owning and managing rental properties in 2008; CFH owns 7 affordable dwelling units (ADUs) in Arlington, 2 in Fairfax, and 2 in Herndon. In addition, CFH owns 5 workforce rental units in Fredericksburg. CFH tenants fall within the low to moderate income category. CFH also co-owns a 30-unit apartment complex in Fairfax. National Housing Trust is the managing partner. In January 2018, CFH purchased a mobile home park, which is providing homes to 56 households. The CFH rental program provides rental housing opportunities to approximately 400 individuals a year.

ARS grantees will acquire homes with leveraged funding, renovate the homes with ARS funding and then resell the homes at fair market value. All activities funded through ARS will benefit individuals and families with income below 80 percent of the average median income (AMI).CFH is completing its twelfth year of administering the Virginia Department of Housing and Community Development's Down Payment Assistance Program providing assistance to first-time home buyers whose annual gross income does not exceed 80% of the area median income. Assistance is provided to eligible applicants in the counties of Prince William, Fairfax, Arlington and Loudoun.

IRS990/ProgSrvcAccomActy3Grp/Desc0Healthy LivingIn the year ended June 30, 2023 CFH began the Dr. Melanie Rochon Bush Senior Emergency Assistance Program in Fairfax county, and a smaller program in Prince William County. The Fairfax county program is funded by the Fairfax consolidated funding pool and the Prince William program is funded through various funding sources and contributions. The program is intended to intervene, when possible, with those at risk of becoming homeless or having their sustainable housing threatened by financial emergencies. It is our intention to serve seniors over 62 and adults with disabilities with this program. This population tends to live on a fixed income (i.e., a social security check) which often makes them financially vulnerable. Due to age, illness, or disabilities they are unable to seek employment to help improve their financial wellbeing. By assisting when they are facing a financial crisis, we would likely help them avoid eviction and stabilize the household. We currently provide assistance for past due rent, utilities, and medical bills in Fairfax county and a smaller program in Prince William county.
