FORM 990, PART IX, LINE 11A MANAGEMENT EXPENSE:

The corporation is obligated under the terms of a property management agreement with quantum real estate management, llc, an unrelated party. The property management fee is based on 5.5% of residential income collected but is being limited to $60 per unit per month and is extended on an annual basis. Property management fees incurred for the year ended december 31, 2024 was $49,262.
