“Boma is managed by the association management company of stringfellow management group, inc. Boma maintains its offices at smg's headquarters at 2331 rock spring rd, forest hill, md 21050. All regular boma staff members are employees of smg and are provided to boma on an as-needed basis. Smg and boma have a letter of agreement that defines the responsibilities of the management firm. A management fee is negotiated that covers the cost of the boma executive director, support staff, office equipment and office space.”

“Membership categories: active membership (category a)- eligible organizations are non profit organizations or buildings less than 40,000 square feet. Dues: $795/year category a members may designate one individual as a member at the local and international level. They are eligible for one entry(one member) into boma baltimore's office building of the year program. (category b)- eligible organizations are buildings over 40,000 but less than 200,000 square feet. Dues: $1,075/year for category b members, two individuals may be designated as members at the local level and international level. Each of the two individuals may enter one office building of the year program. One additional individual may be listed as a member for $375. (category c)- eligible organizations are buildings over 200,000 square feet or corporate membership. Dues: $1,295/year category c members may list two individuals as members at the local and international level. In addition, entitled up to two additional members at $375 each. Each individual is eligible for one entry in the office building of the year program. Associate membership- eligible organizations are companies or individuals who provide services or products for commerical real estate such as janitorial companies, telecommunications providers, elevator companies, security services..etc dues: $935 an associate membership includes one company representative, who is the official member recognized by boma baltimore and boma international. An additional representative may be added for $375. Emerging leaders- eligible individuals have less than five years in the commerical real estate industry. This is an exception to the building membership representative limits above. Dues: $280/year facility manager- eligible individuals are facility managers employed by a company whose buisness is not in the real estate industry who manage the leased/owned asset for the company. Facility manager members are eligible for one entry in the office building of the year program. Dues: $575/year government- eligible organizations are property managers of government owned buildings. Each individual may enter one office building of the year program. Dues: $397.50/year student- eligible individuals are individuals currently enrolled in a real estate or business program at an accredited institution of higher learning and who are not currently employed in commercial real estate or as a service provider to commmercial buildings. There is a four year limit to this category and it is not available to prior members of the organization. Dues: $25/year academic- eligible individuals are full time professors of real esate programs at accredited colleges or universities. Local dues: free international dues: $280/year”

“The board members are elected at the annual meeting (held in november or december and no later than december 15th) by a majority of active members present at the meeting. There is one associate members representative on the board and that individual is elected by the associate members at their annual meeting in the fall.”

“A draft of form 990 is reviewed and approved by the board of directors prior to filing with the irs.”

“All officers, directors and key employees review the conflict of interest policy annually. They sign a form indicating their understanding of the policy and agreeing to bring potential conflicts to the attention of the governing body.”

“The organizations governing documents, copies of 990's and financial statements for the past 3 years, are available for public inspection at the organization's address during normal business hours upon request.”
