The corporation prepares its financial statements on the fair value basis of accounting which is a basis of accounting other than accounting principles generally accepted in the united states of america. Under this method, the investment in land is recorded at estimated fair market value for the purpose of reporting the fair value of the corporation as required by the trust. Revenues are recognized when earned and expenses are recognized when incurred.

Financial Statement Notes

PART X, LINE 2:

The corporation is generally exempt from federal income taxes under the provision of section 501(c)(2) of the internal revenue code. The corporation accounts for income taxes in accordance with the accounting standards codification topic income taxes. These provisions provide consistent guidance for the accounting for uncertainty in income taxes recognized in an entity's financial statements and prescribe a threshold of "more likely than not" for recognition and derecognition of tax positions taken or expected to be taken in a tax return. Management of the corporation performed an evaluation of uncertain tax positions for the years ended december 31, 2024 and 2023, and determined that there were no matters that would require recognition in the financial statements or that may have an effect on its tax-exempt status. The corporation is subject to routine audits by taxing jurisdictions; however, there are currently no audits for any tax periods in progress.

PART VI, LINE 1E:

The investment property is a ground-up development property and is valued at estimated fair market value based on the amount of capital expenditures invested.
