Mission

Low-income housing is provided for senior citizens and disabled individuals

North platte odd fellows housing corporation (the "corporation") is a not-for-profit corporation that was formed in 1966 under the not-for-profit statutes of the state of nebraska. The corporation was formed for the purpose of constructing, owning and operating a 111-unit community known as buffalo bill manor (the "community") located in north platte, nebraska.the corporation entered into a regulatory agreement dated may 31, 2019, with hud which contains, among other things, restrictions on transferring any of the community's property, assigning the rights to manage or receive rents and profits of the community or assuming additional indebtedness. Pursuant to the regulatory agreement, the community must maintain all its units as affordable to low-income elderly persons. The community receives housing assistance payments ("hap contract") for 110 of its 111 units under terms of a contract with hud. The community is obligated to recertify resident eligibility on an annual basis.

Oversight of auditing function: the management company receives a copy of the audit. Prior to the finalization of the audit, a copy of the audit is given to all of the board members for their comments. When the audit is up for bid, the board discusses the relationship with the current auditors and makes a determination as to whether to maintain this relationship or change to a new auditing firm.

Financial Statement Notes

PART X, LINE 2:

The corporation is exempt from federal income tax under section 501(c)(8) of the internal revenue code and state income tax and has been classified as an other than private foundation. Accordingly, no provision for federal and state taxes on revenue and income has been recognized in the accompanying financial statements. Generally, the federal and state tax returns are subject to examination for three years after the later of the original or extended due date or the date filed with the applicable tax authority.

THE CORPORATION WAS FORMED FOR THE PURPOSE OF CONSTRUCTING, OWNING AND OPERATING A 111-UNIT COMMUNITY KNOWN AS BUFFALO BILL MANOR (THE "COMMUNITY") LOCATED IN NORTH PLATTE, NEBRASKA.THE CORPORATION ENTERED INTO A REGULATORY AGREEMENT DATED MAY 31, 2019, WITH HUD WHICH CONTAINS, AMONG OTHER THINGS, RESTRICTIONS ON TRANSFERRING ANY OF THE COMMUNITY'S PROPERTY, ASSIGNING THE RIGHTS TO MANAGE OR RECEIVE RENTS AND PROFITS OF THE COMMUNITY OR ASSUMING ADDITIONAL INDEBTEDNESS. PURSUANT TO THE REGULATORY AGREEMENT, THE COMMUNITY MUST MAINTAIN ALL ITS UNITS AS AFFORDABLE TO LOW-INCOME ELDERLY PERSONS. THE COMMUNITY RECEIVES HOUSING ASSISTANCE PAYMENTS ("HAP CONTRACT") FOR 110 OF ITS 111 UNITS UNDER TERMS OF A CONTRACT WITH HUD. THE COMMUNITY IS OBLIGATED TO RECERTIFY RESIDENT ELIGIBILITY ON AN ANNUAL BASIS.
