Montana street homes, llc. Single member llc owned by trust montana. New land trust on missoula montana's west side. Project will include six single family homes and community garden. Individuals will purchase the homes and enter into a land lease with montana street homes llc. Purchasers must be earning less than 80% of area median income. Median home price in missoula was $290,000 in 2018. These small homes will sell for $98,000 (one bedroom) and $120,000 (2 bedrooms). Resale is restricted to qualified buyers as well, keeping the homes permanently affordable. Red lodge workforce housing, llc. Single member llc owned by trust montana. New land trust in red lodge montana. Red lodge workforce housing llc holds the land under a three bedroom community land trust home for red lodge's workforce. The home was developed by red lodge community foundation and is only available to be sold to a household earning less than 120% of area median income for carbon county. This home which is valued at $280,000 will be sold for $150,000 resale is restricted. The resale formula will ensure that the homeowners receive all of their earned equity, but restricts unearned equity. As with other trust montana properties, this home will be maintained as permanently affordable via the 75 year ground lease . Trust montana's ability to offer education and consulting to other entities about forming community land trusts was enhanced by two new grants. They are described in detail in the program service accomplishments section of this form 990.

TRUST MONTANA HAS RECEIVED REQUESTS FOR ASSISTANCE IN DEVELOPING PERMANENTLY AFFORDABLE HOMES FROM COMMUNITY LEADERS IN SEELEY LAKE, WEST YELLOWSTONE, LINCOLN, AND MADISON COUNTY.A GRANT FROM US BANK IS SUBSIDIZING TRUST MONTANA EFFORTS TO HELP THE CITY OF HELENA'S COMMUNITY DEVELOPMENT DEPARTMENT AND HELENA AREA HABITAT FOR HUMANITY IN THEIR EFFORT TO ADDRESS AN AFFORDABLE HOUSING SHORTAGE. IN HELENA, AS IN MOST MONTANA TOWNS, HOME PRICES ARE RISING AND WAGES ARE REMAINING RELATIVELY STAGNENT. THE CITY OF HELENA AND HABITAT FOR HUMANITY ARE LOOKING TO APPROACH THIS ISSUE WITH THE COMMUNITY LAND TRUST TOOL BY UTILIZING TRUST MONTANA'S EXPERTISE IN DEVELOPING PERMANENTLY AFFORDABLE HOUSING.TRUST MONTANA CONTINUED ITS CONTRACT TO PERFORM CERTAIN DUTIES UNDER A USDA BFRDP GRANT AWARDED TO THE COMMUNITY FOOD AND AGRICULTURE COALITION TITLED "ENHANCING ON-FARM SUCCESS: BUILDING A SUSTAINABLE PLATFORM FOR BEGINNING FARMER SUPPORT" TRUST MONTANA CONTRIBUTES TO THE PROJECT IN THESE WAYS: (1) DURING THE FIRST YEAR OF THE GRANT, TRUST MONTANA HELPED TO COORDINATE THE STATEWIDE NETWORK MEETING WHILE CONTINUING TO DEVELOP COMMUNITY INVESTING AND LAND ACCESS TOOLS, SPECIFICALLY THE STATEWIDE FARMLAND-SPECIFIC COMMUITY LAND TRUST PROGRAM. (2) DURING THE SECOND YEAR, TRUST MONTANA IS HOSTING THE MONTANA SUMMIT ON AGRICULTURAL FINANCE, AND CONTINUING TO FINE-TUNE THE COMMUNITY LAND TRUST TOOL FOR AGRICULTURE. (3) OVER THE THIRD YEAR OF THE GRANT, TRUST MONTANA WILL PROMOTE THE COMMUNITY LAND TRUST TOOL AND ASSIST FARMERS AND RANCHERS IN ACCESSING IT.
