Oakland estates apartments, inc. Is managed by bradley residential management corporation, a professional property management company. Bradley residential management corporation has a project owner's and management agent's certification for multifamily housing projects with the us department of housing and urban development. Under this certification, hud has approved bradley residential management corporation to manage the oakland estates apartment community. The management contract encompasses the day to day operations of the project including, but not limited to, collection of rents, maintenance of facilities, supervision of staff, and ongoing support for both the owners and tenants as needed to establish a safe, sanitary and affordable environment.

The membership is one class and each member is entitled to one vote on matters which by statute members are entitled to vote upon as well as all additional matters upon which members are entitled to vote by authority of the by-laws. Membership is open to any resident of the corporation's service area or other stakeholders interested in furthering the purpose of the corporation as stated in the articles of incorporation.

As provided in the articles of incorporation directors of the corporation must be members of the board of directors of oaklawn psychiatric center, inc. Or such non-members of that board of directors who have been approved by the board of directors of oaklawn psychiatric center, inc.

The affairs of the corporation shall be managed by or under the direction of the board of directors which shall have all of the duties, powers and authorities as prescribed under the statutes of the state of indiana concerning an indiana not-for-profit.

The related organization's board of directors reviews and approves the compensation package provided to the president and chief executive officer. The compensation review includes a market analysis study and a performance review. For other officers, the related organization participates in several market surveys annually. Management of the related organization compares compensation levels of like positions and strives to adjust the organization's compensation packages for like positions to fall within the range of the market with a goal to be competitively placed between the 50th and 75th percentile of the market range.

The management company receives a copy of the audit. Prior to the finalization of the audit, a copy of the audit is given to all of the board member for their comments. When the audit is up for bid, the board discusses the relationship with the current auditors and makes a determination as to whether to maintain this relationship or change to a new auditing firm.

The corporation is exempt from federal income tax under section 501(c)(3) of the internal revenue code and state income tax, and has been classified as an other than private foundation. Accordingly, no provision for federal and state taxes on revenue and income has been recognized in the accompanying financial statements. THE CORPORATION HAS EXECUTED A REGULATORY AGREEMENT WITH HUD WHICH GOVERNS THE OPERATION OF THE PROJECT WITH THE FEDERAL HOUSING ADMINISTRATION (FHA) SECTION OF HUD. THE CORPORATION HAS ALSO ENTERED INTO A PROJECT RENTAL ASSITANCE CONTRACT (PRAC) WITH HUD. THE PRAC CONTRACT IS A RENT ASSISTANCE PROGRAM FOR LOW-INCOME FAMILIES OR PERSONS AS PROVIDED BY THE SECTION 8 PROGRAM OF THE NATIONAL HOUSING ACT.
