A LAND CONTRACT IS ESTABLISED BETWEEN CLIENT FAMILY AND TROY CONCERN, INC. WITH NO DOWNPAYMENT AND A FIVE YEAR TERM FOR A HOUSE THAT IS PRICED WITH-IN THEIR ABILITY TO MAKE MONTHLY PAYMENTS. PAYMENTS INCLUDE TAXES AND INSURANCE. AT THE END OF THE FIVE YEARS, THE CLIENT USUALLY HAS ENOUGH EQUITY IN THE PROPERTY TO OBTAIN A TRADIDTIONAL MORTGAGE FROM ANOTHER SOURCE. To provide deserving moderate income families in the troy area the opportunity of owning their own single family homes.

A land contract is establised between client family and troy concern, inc. With no downpayment and a five year term for a house that is priced with-in their ability to make monthly payments. Payments include taxes and insurance. At the end of the five years, the client usually has enough equity in the property to obtain a tradidtional mortgage from another source. First presbyterian church board of trustees provides additional investment funds to troy concern to buy the property in the first place. There must be at least one deacon from the church on the board of directors. Troy concern, inc. Meets at the church and is carried in the church's annual report. Sometimes the ministher attends the regular board of director's meetings.
