Robert r. Redwitz (ceo & chairman of the board) and thomas redwitz (board member) are brothers. Thomas redwitz provides consulting services over park acquisitions. Robert r. Redwitz (ceo & chairman of the board) and jennifer e. Riva (vp of finance) are both owners of the accounting firm (redwitz, inc.) that manages the operations and finances of the organization.

Form 990, Part VI, Section A, Line 3

Birtcher anderson & davis associates, inc. Has been the property management firm for caritas corporation since november 2009. Their duties include managing on-site mobile home park employees, responding to resident questions/concerns, managing repair and maintenance projects, collection of rents, recording accounting transactions, and monitoring compliance with mobile home park rules and regulations. The property management fee is 3.5% of gross collections and has remained consistent. Management fees for the year ended december 31, 2024 was $915,076. Robert thiergartner is a board member of the caritas corporation and has a non-controlling 32% interest in birtcher anderson & davis associates, inc.. He was compensated by birtcher anderson & davis associates, inc. During the year however, all compensation was for non-caritas related matters.

Conflict of interest policy is reviewed and monitored at board meetings

Form 990, Part VI, Section B, Line 15A

During 2009, the board of directors initiated, in compliance with its conflict of interest policy, a formal market competitive study to determine the reasonable compensation for its officers who were also directors. This study was done by outside legal counsel and resulted in a comprehensive compensation agreement that was deemed independent, competitive and market-driven by the independent directors on the board. The compensation agreement was formally approved and executed by the independent directors in september 2010 and is in effect until terminated by the board of directors.
