“As owners of the fraternity house land and structure, the objective of the organization is to ensure that the facility is maintained, that living conditions are satisfactory, and that all appropriate codes and regulations are met as they apply to the property. Further, it is in the interest of the alumni association to insure that proper maintenance is performed to extend the useful life of the facility. Improvements to the property which enhance livability, beautify, or provide increased safety or reduced long term costs are also a part of this objective.”
