An annual meeting is held where association homeowners vote for members of the board, an annual budget, and the schedule of fines and fees.

Each board director shall have the duty to place the members interests above their own. 1. No director shall introduce a resolution or promote a decision which may appear to be a matter of personal interest. Any director with a conflict of interest shall abstain from voting on that issue. 2. No director shall approve or disapprove member service on any bod committee, task force, or volunteer function due to personal relationship, disagreement with or animosity toward any member. No action of the bod to permit or prevent participation in the volunteer functions authorized by the bod shall be based upon any form of discrimination (e.g. Race, ethnicity, gender, sexual orientation, age, marital or family status, religion, political party affiliation, financial status). Nor shall bod decisions limit volunteer participation to one (1) adult per household, except that: a. No more than one individual per lot can serve on the bod at any one time; b. No more than one individual per household shall chair a committee and/or task force; c. A board director shall neither chair nor vote on a committee or task force; however, board directors should attend in an ex officio role. A member concerned about a potential conflict of interest or fiduciary violation may request in writing an explanation of the benefit to the majority of the toa membership of any such decision. A response shall be provided in writing (by email if possible) by the bod to any member requesting it within fourteen (14) calendar days.
