Bonner Community Housing Agency supports and develops affordable housing as a foundation upon which individuals, families and neighborhoods can build vital communities in Bonner County through educating, partnering, funding and creating land trusts.

Our mission is to produce creative solutions, develop quality affordable housing and assist those making the Average Median Income fulfill their housing needs and goals.

IRS990/Desc0Bonner Community Housing Agency offers classes through Finally Home and Idaho Housing and Finance Association to first time home buyers. The home buyer education classes are provided by IHFA through Idaho Partners for Homebuyer Eduation. The home buyer classes are designed to help individuals understand the home buying process from start to finsh. The classes are taught state-wide to hundreds of people each year. Completion of the classes can further aide the home ownership dream through various incentives. Along with the classes, assistance is given to potential home buyers in packaging loans. This involves helping the individuals gather all of the data needed for the loan application. All the documents required by the lender, including all bank statements, credit card statements, credit reports, financial history and much more are gathered and compiled into the correct USDA format to offer a better result in the submission of the loan. This is a complicated and tedious process that many first time home buyers do not fully understand. Bonner Community Housing Agency, in association with the property owner and Sandpoint Property management completed 6 units of workforce housing (Culver Crossing Development) in 2024. The project began in 2023 and all 6 units have now been completed and are 100% occupied. The preselection of new tenants is handled by BCHA while the managment and maintenance of the units are handled by Sandpoint Property Management. Bonner Community Housing Agency built a 3 bedroom, 2 bath home in Ponderay using a loan from IHFA (327 Jasper Loop). This home is intended for a family who makes 80% of the Average Median Income. The program provides a subsidy from IHFA as a silent second for 15 years or whatever portion of the sale price the approved buyer cannot afford. Bonner Community Housing is part of creating 6 units of affordable housing in Priest River. This program is a ground lease program. The units are being sold at $270,000 and intended to help create more opportunities for our locally employed to be able to become home owners. For this program, we partnered with the Kaniksu Land Trust and LEAP to create these 6 units. Two have sold and are owner occupied. The other four are on the market and we are looking for buyers.
