Mission

To provide rental housing and related services to elderly persons and families of a moderate income that are especially designed to meet the spiritual, physical, social and psychological needs of the aged, and contribute to their health, security, happiness and usefulness in longer living.

To provide moderate income elderly families and elderly persons as defined by the secretary of the department of housing and urban development on a nonprofit basis, rental housing and related facilities and services especially designed to meet the spiritual, physical, social and psychological needs of the aged, and contribute to their health, security, happiness and usefulness in longer living.

Imagineers, llc was hired by the board of directors to perform all property management functions which includes property maintenance, rental activity, and financial functions. No board members or officers of first church housing, inc are compensated by imagineers, llc. In 2018, imagineers llc was paid $198,136 for the above services.

The board members are elected by the first church of christ at its annual meeting. Interim vacancies that occur between annual meetings of the church shall be filled by appointment by the remaining directors, subject to approval by the church's board.

At any annual or special meeting duly called, any one or more of the directors may be removed with or without cause by the church. Any director whose removal has been proposed shall be given an opportunity to be heard at a meeting.

Additional Explanations

FORM 990, PART XII, LINE 2C:

At the close of each fiscal year, the books and records of the corporation shall be audited in accordance with the requirements under the loan agreement and regulatory agreement. The president of the corporation shall cause to be prepared annually a full and correct statement of the affairs of the corporation, including a balance sheet and financial statement of operations for the preceding fiscal year, which shall be submitted at the annual meeting of the member and filed with the secretary of the corporation.

Financial Statement Notes

PART IV, LINE 2B:

The organization holds security deposits for tenants in an escrow account. These deposits are returned to the tenants once they move out of the apartment.

PART X, LINE 2:

The corporation recognizes the effect of tax positions only when they are more likely than not to be sustained. Management has determined that the corporation had no uncertain tax positions that would require financial statement recognition or disclosure. The corporation is no longer subject to examinations by the applicable taxing jurisditions for periods prior to december 31, 2015.
