Governance Explanations

Form 990, Part VI, Line 3: Description of Delegated Duties to Management Company

Perry Reid Properties manages the apartment buildings. The services include obtaining personal and financial information from tenants in order to determine the amount of financial assistance the tenant would be eligible for from HUD, collecting of the rent, accounting duties, scheduling maintenance and repairs and obtaining and updating insurance coverage.

The board of directors meet quarterly and minutes of each meeting is maintained. There are no committees that report to the board.

Part X : FIN48 Footnote

The Organization is incorporated under the laws of Iowa as a non-profit organization. Because of its non-profit status, the Organization is exempt from income taxes under IRC Section 501(c)(4). No capital stock is issued. The Organization is subject to routine audits by taxing jurisdictions; however, there are currently no audits for any tax periods in progress. The Organization believes it is no longer subject to income tax examinations for years prior to 2011.
