Form 990, Part XI, Line 8

A large easement transaction of 66.2 acres involving multiple funding sources took place at the end of 2015 with many pieces of the funding not fully finalized until early 2016. When management reviewed all funding streams and the allocation of funds, a reallocation of grant funds was necessary. A prior period adjustment was recorded to reflect the change, decreasing grant revenue and net assets and increasing deferred revenue by $181,420.

IRS990/Desc0The mission of the French & Pickering Creeks Conservation Trust (the Trust), founded in 1967, is "To preserve, steward, and connect people to the land in northern Chester County." In carrying out that mission, on December 18, 2015, the Trust conserved Warwick Furnace Farm, working with the Joseph Pew family, the previous owners of this 553 acre farm. The property includes the historic ruins of the Warwick Furnace, among the first iron furnaces in Pennsylvania, dating to 1737, and the location where the first Franklin Stove was manufactured. The property also includes other structures, some in ruins, remaining from the manufacturing operation and workers village. Warwick Furnace Farm was the largest unprotected property along the South Branch of French Creek a state-designated Exceptional Value waterway. Warwick Furnace Farm contains some of the cleanest waters in the entire French Creek watershed. That fact, plus the historical value of the site, its important habitat for wildlife and plants, and the exceptional beauty of the property, have made it a goal for preservation by the Trust for decades. The cost of this project exceeded $15,000,000, the largest-ever conservation project in the organization's 50 year history. The importance of this acquisition was such that we were able to attract funding support from many sources, including Warwick and East Nantmeal Townships, Chester County, the Pennsylvania Department of Conservation and Natural Resources, and the Open Space Institute on behalf of the William Penn Foundation, and private individuals.The property was planned to be used in several ways. The Trust would own in perpetuity, a 108 acre preserve that would contain the furnace ruins, the watercourse of the South Branch of the French Creek, surrounding wetlands and meadows, forested hillsides and two farm fields. A neighboring conservation-minded landowner agreed to purchase, for appraised value, 371 acres which were placed under conservation easement with the Trust. Lastly, an important and challenging component of this project was the ultimate ownership and use of the old manor and village sites (52 acres) and structures. In 2016, our energies were focused on creating a vision and master plan for our new 108 acre Thomas P. Bentley Preserve, while at the same time, finding the right buyer for the manor and village parcels. In June of 2017, the manor and village sites were sold to a conservation-minded buyer and placed under conservation easement by the Trust, making this a truly historic collaborative success story, and a major conservation milestone.
