Additional Explanations

General explanation attachment

Pennsylvania land title institute prepares its financial statements on a modified cash basis of accounting. Revenues and related assets are recognized when received rather than when earned, and expenses are recognized when paid rather than when the obligation is incurred. However, expenditures for property and equipment are capitalized and depreciation is recorded as a non-cash expense. Additionally, a payable is recorded for amounts due to the related party, pennsylvania land title association.

Accounting principles generally accepted in the united states of america require management to evaluate tax positions taken and recognize a tax liability if the organization has taken an uncertain position that more likely than not would not be sustained upon examination by taxing authorities. There are no uncertain positions taken or expected to be taken that would require recognition of a liability or disclosure in the financial statements. The organization is subject to routine audits by taxing jurisdictions; however, there are currently no audits for any tax periods pending or in progress.
