The mission of Advance Housing, Inc. is to expand the range and scope of supportive housing opportunities available to persons with psychiatric disabilities. In addition, we will seek to make similar options and services available to other consumers who are in need of supportive housing.

The organization's management and its accountants present form 990 to the finance committee at a regular scheduled meeting. The form 990 is then presented to the full board and recommended for approval by the finance committee.

Upon orientation to the agency, and annually thereafter, all staff and board members review the conflict of interest policy and sign a form indicating it has been reviewed. The policy indicates that: 1) all potential conflicts of interest will need to be reported, and 2) the process for reporting.

Compensation for the ceo is determined by gathering comparative data from published sources such as guidestar, njamha's statewide salary survey, nj salary survey of professionals for nonprofits, and the nonprofit times annual salary survey. This is reviewed by a subcommittee of the board of trustees and presented to the ceo by the board chairperson. The ceo shall present to the board any changes to the compensation level of all corporate officers, the cfo, and any staff who make over $100,000 annually.

Advance housing has an independent finance committee comprised of board members. The committee is responsible to oversee the audit, review the financial statements and select an independent accountant.

Financial Statement Notes

PART X, LINE 2:

The organization is exempt from federal and state corporate taxes under section 501(c) 3 of the internal revenue code. In addition, the organization has been determined by the internal revenue service not to be a "private foundation" within the meaning of section 509(a) of the code. Management evaluated the organization's tax positions and concluded that the organization had taken no uncertain tax positions that require adjustment to the financial statements to comply with the provisions of this guidance. With few exceptions, the organization is no longer subject to income tax examinations by the u.s. Federal, state, or local tax authorities for years before 2011.

B) PROPERTY MANAGEMENT- THE PURPOSE OF THIS PROGRAM IS TO MANAGE AND MAINTAIN 29 RENTAL PROPERTIES OWNED BY ADVANCE HOUSING, INC AND AFFILIATES. 19 OF THESE RENTAL PROPERTIES ARE OWNED BY ADVANCED HOUSING, INC. PROPERTY MANAGEMENT OVERSEES RENTAL SUBSIDIES, LEASE RE-CERTIFICATIONS, RENT UPS, AND PHYSICAL INSPECTIONS OF OWNED AND LEASED PROPERTIES. THE STAFF IS AVAILABLE 24 HOURS A DAY, 7 DAYS A WEEK TO RESPOND TO EMERGENCY FACILITY ISSUES. ALL OF THE OPERATING BUDGETS OF THE PROPERTIES OWNED BY ADVANCE HOUSING, INC.
