Emphasis is placed on high quality independent living, combined with exceptional services that focus on the individualized needs of residents. Emphasis is directed toward healthy aging and opportunities to engage in meaningful activities and relationships. There is a commitment to promoting a trusting, respectful, and dignified environment. “Lake forest is perched on a 24-acre parcel encompassing a 44-unit apartment-style secured building and 28 town-style duplexes overlooking beautiful lake champlain. Lake forest is nestled in the adirondack mountains, just across the lake from burlington, vermont, and about one hour north of the olympic village of lake placid. Hiking, boating, skiing, golfing, fishing, and swimming are just a few of the outdoor activities that can be enjoyed in this area. The congregate building is made up of apartments with either single or double bedrooms. All apartments have a full kitchen and an accessible bathroom, and ample cabinet space. Shared washers and dryers are available for resident use and additionally, each apartment has scheduled cleaning and linen service provided. All duplexes have two bedrooms and two bathrooms and are bright and airy. Duplex units differ in layouts. Appliances, including a washer and dryer, are included and each unit has its own garage. The duplexes provide a more private living space while remaining a valued part of the lake forest community. All residents of the lake forest community benefit from a wide variety of services, such as dining, transportation to appointments and shopping, social activities and events, and maintenance-free living. Residents are fully autonomous in their lifestyle, opting to engage in activities of their choosing. Significant resources are allocated to building improvements, renovations, and landscaping to maintain a modern-like feel to the property. Residents enjoy the fine dining, recognizing that meals are freshly prepared and include a wide variety of specialty baked goods, and themed dinners. Residents take pleasure in the quality and diversity of musical performances occurring on-site. There is also an equally wide assortment of cultural events, spanning from historical presentations and military/veteran celebrations to resident-led offerings in the areas of fine arts, gardening, exercise, and leisure reading. Card games and interactive events with staff and residents are among other activities that are enjoyed at lake forest. In addition, off-site activities include musical shows, museums, daytrips, and lunch outings. Lake forest has crafted an elegant catering menu available to residents for special occasions such as birthdays, anniversaries, and family gatherings. Additionally, lake forest extends catering services to nonresidents on a selective basis. By fostering strong community ties through catering, lake forest enhances the overall sense of community. The organization aims to create an inclusive environment that invites everyone in the surrounding area to engage with its long-standing tradition of offering diverse independent living options. In 2024, lake forest served 107 individuals. Many residents were already familiar with lake forest before joining the waitlist. The average age of residents in apartments was 85 years old. The average age of residents in town style homes was 78 years old. Residents hail from various parts of the united states and canada. While some choose lake forest to be closer to family and friends,others are drawn to the tranquility of the adirondack region of upstate new york, renowned for its natural beauty. Regardless of their reasons, all residents share a common interest in downsizing, enriching their social experiences, enjoying a carefree lifestyle and receiving support to maintain their independence. Turnovers are handled smoothly and swiftly. We excel in communication with prospective residents through routine communication during the move-in process. We offer several written handouts to educate new residents and provide a remarkable orientation at the time of occupancy. Lake forest managed a less than 1% vacancy rate in 2024.”

“The organization follows the recognition requirements for uncertain income tax positions as required by generally accepted accounting principles. Income tax benefits are recognized for income tax positions taken or expected to be taken in a tax return, only when it is determined that the income tax position will more-likely-than-not be sustained upon examination by taxing authorities. The organization has analyzed tax positions taken for filing with the internal revenue service and all state jurisdictions where it operates. The organization believes that income tax filing positions will be sustained upon examination and does not anticipate any adjustments that would result in a material adverse affect on the organization's financial condition, results of operations or cash flows. Accordingly, the organization has not recorded any reserves, or related accruals for interest and penalties for uncertain income tax positions at december 31, 2024. The organization is subject to routine audits by taxing jurisdictions; however, there are currently no audits for any tax periods in progress. The organization believes it is no longer subject to income tax examinations for years prior to 2021. The organization's policy is to classify income tax related interest and penalties in interest expense and other expenses, respectively.”
