Form 990, Part VI, Section A, Line 3

The housing authority of the city of stamford d/b/a charter oak communities (coc), the management agent, holds corporate powers over the organization. The organization has entered into a management agreement with coc to pay a management fee based on total income, as defined in the management and affirmative fair marketing agreement. The management fee is 6% of total income collected, as approved by hud. For the year ended december 31, 2024, the organization incurred management fees of $67,727.

The escrow account liability on part x line 21 consists of tenant security deposits which are held in a seperate bank account. The deposits are refunded to the tenant upon termination of the lease.

The organization has been granted a tax-exempt status by the internal revenue service (irs) under code section 501(c)(4). In accordance with accounting principles generally accepted in the united states of america, management has evaluated its exposure to uncertain tax positions and determined that there are no such tax positions requiring accounting recognition. Informational returns filed by the organization are subject to examination by the internal revenue service for a period of three years. While no informational returns are currently being examined by the internal revenue service, the three previous tax years remain open. No interest or penalties from federal or state tax authorities were recorded in the accompanying financial statements
