Additional Explanations

Form 990, Part XII

During the year, roxbury/south end tenants council, inc. (rtc) determined that its investment in roxse residences limited partnership (the partnership) should be accounted for using the equity method of accounting, in accordance with u.s. Gaap. Rtc, as the limited partner, exercises significant influence over the partnership through certain substantive participatory rights, including approval of the annual operating budget, capital improvement projects over 10,000, and changes in the general partner. However, rtc does not control the partnership, as management authority resides primarily with the general partner. As a result of applying the equity method, beginning net assets for the current reporting year were decreased by 155,443 to correct the cumulative effect of the change. This adjustment has been reported on part xi, line 2 prior period adjustments. The adjustment reflects a change in accounting method and does not impact current-year cash flows.

(RTC) DETERMINED THAT ITS INVESTMENT IN ROXSE RESIDENCES LIMITED PARTNERSHIP (THE PARTNERSHIP) SHOULD BE ACCOUNTED FOR USING THE EQUITY METHOD OF ACCOUNTING, IN ACCORDANCE WITH U.S. GAAP. RTC, AS THE LIMITED PARTNER, EXERCISES SIGNIFICANT INFLUENCE OVER THE PARTNERSHIP THROUGH CERTAIN SUBSTANTIVE PARTICIPATORY RIGHTS, INCLUDING APPROVAL OF THE ANNUAL OPERATING BUDGET, CAPITAL IMPROVEMENT PROJECTS OVER 10,000, AND CHANGES IN THE GENERAL PARTNER. HOWEVER, RTC DOES NOT CONTROL THE PARTNERSHIP, AS MANAGEMENT AUTHORITY RESIDES PRIMARILY WITH THE GENERAL PARTNER. AS A RESULT OF APPLYING THE EQUITY METHOD, BEGINNING NET ASSETS FOR THE CURRENT REPORTING YEAR WERE DECREASED BY 155,443 TO CORRECT THE CUMULATIVE EFFECT OF THE CHANGE. THIS ADJUSTMENT HAS BEEN REPORTED ON PART XI, LINE 2 PRIOR PERIOD ADJUSTMENTS. THE ADJUSTMENT REFLECTS A CHANGE IN ACCOUNTING METHOD AND DOES NOT IMPACT CURRENT-YEAR CASH FLOWS.
