Financial Statement Notes

Part II, Line 9: Organization Reporting of conservation easements.

“During the year ended August 31, 1993, the Ranch entered into an agreement with the Vermont Land Trust whereby a conservation easement on approximately 500 acres of land was granted to this trust. Under this agreement, use of this land is restricted to its current uses as agricultural, forestry and recreational lands. The conservation land held by the Organization is recorded on the balance sheet at cost. Any expenses associated with the maintaining of this land is expensed by the organization.”

“Accounting principles generally accepted in the United States of America require management to evaluate tax positions taken by the Ranch and recognize a tax liability (or asset) if the Ranch has taken an uncertain position that more-likely-than-not would not be sustained upon examination by the Internal Revenue Service. Management has analyzed the tax positions taken by the Ranch, and has concluded that as of August 31, 2020, there are no uncertain positions taken or expected to be taken that would require recognition of a liability (or asset) or disclosure in the financial statements. The Ranch is subject to routine audits by taxing jurisdictions, however, there are currently no audits for any tax periods in progress. Management believes it is no longer subject to income tax examinations for years prior to 2017.”
